Tom Hughes has been labeled a "visionary" in the mortgage industry. His 34 years in banking (with a specialization in the secondary market both in origination and servicing) gives him an unusually broad base of experience. Mr. Hughes is currently serving as a managing partner of Bankers Mortgage Consulting LLC.

Prior to his current position, he led another organization in being the first bank in Kentucky to originate an automated underwritten loan through Freddie Mac's system. Hughes' prior experience includes President of South Central Bancshares' Mortgage Division, President of Commonwealth Bank and Trust Mortgage Division and President of The Bank Mortgage Network.

Throughout his career, Mr. Hughes has been a strong advocate of specialized staff training to increase efficiency. He served on Freddie Mac's National Advisory Board for community lenders, Mortgage Currency's Advisory Board, and is the President of Mortgage Bankers Association of Kentucky. Tom has been a speaker at the national and state level on topics relating to the mortgage industry and has taught banking and real estate at the college level. He is one of six Certified Mortgage Bankers in Kentucky and a national winner of "Freddie Mac's Loan Prospector Service Award".

Mr. Hughes holds a Bachelor of Arts and Master of Science degrees, from Western Kentucky University. He is also a graduate of the School of Mortgage Banking.

Wayne Thompson entered the mortgage business in 1973 while still in college. During his first 4 years he worked in collections, serviced commercial loans, and also supervised all servicing activities. In 1977 he started originating residential loans with a peak year of personal production totaling 702 loans. In 1987 Wayne was hired by a large regional bank to start and run their local mortgage operation. In the third year his branch was first in production and second in profitability out of 102 branches. In 1991 he started his own company which he ran successfully for 19 years at which time he decided to pursue some consulting opportunities while still originating loans for a local lender.Currently Wayne's consulting work has mainly been focused in three areas:

1) Helping depository institutions expand their mortgage operation by adding new products such as FHA, VA, RHS, state housing agency lending, and reverse mortgages

2) Helping existing mortgage operations grow their origination volume through the development of affinity programs with employers and organizations, attracting more builder and Realtor referrals, and by creating focused consumer direct marketing.

3) Wayne also does a lot of FHA condominium approvals mainly for developers and existing HOA's.

Wayne earned his Certified Mortgage Banker (CMB) designation in 2004. He is also a Certified Senior Advisor (CSA). In addition Wayne has been honored on the national level by the MBA of America and on the state level by the MBA of Kentucky.

Middleton Thompson began her mortgage career in 1979 as an Assistant Branch Manager of a Mortgage Company in Columbus, Ohio. Then in 1980 moved to Lexington, Kentucky to take a position with Kentucky Mortgage where she became the head underwriter until 1988.

In 1994 she established Outsource Mortgage Consultants (OMC), which she started as a one person quality control, training and consulting company. Today OMC performs Quality Control on a continuing basis for more than 45 companies nationwide.

As well as fraud and compliance training, Middleton has also been hired by various law firms as an expert witness. She also does contract work for MBA of America and AllRegs.

Middleton obtained her CMB (Certified Mortgage Banker) designation from the National Mortgage Bankers Association in 2004. The previous year she obtained her CMU (Certified Mortgage Underwriter) designation.

Middleton also serves on the MBA of The Bluegrass Fraud committee.

Deanea Wells began her mortgage career in 1992 as a mortgage loan processor for a community bank in Glasgow, KY. Within 5 years, she was promoted to the underwriter for the secondary market operation.

In 2002, she accepted a position as VP of Mortgage Lending for a community bank overseeing secondary market origination, processing, and underwriting functions as well as maintaining a servicing portfolio.

In 2013, she began underwriting conventional and government loans for an area community bank.

Her 25 years of experience affords her a vast knowledge of community banking and the obstacles that present today for community banks. Underwriting has always been her passion and is today her primary focus.

She holds a Bachelor of Arts degree from Western Kentucky University.

Susan started in the mortgage business in 1978 after graduating college with a degree in Agricultural Business. At Farmers Home Administration she was providing farm lending as well as subsidized residential loans. Over her 37 year career she has taken loan applications, processed, provided first mortgages, second mortgages, government loans, prepared closing documents, underwritten, worked in servicing, managed, and programmed mortgage software.

In 2005 she was selected to perform Closing Compliance for Pinnacle Financial who was lending nationwide. She worked with their mortgage software provided to customize their product to meet their state specific needs to minimize human error. She has worked with three other banks to set up their own mortgage software to insure their company is meeting today’s tough compliance regulations. Her varied mortgage experience allows her to understand all aspects of mortgage lending.

Greg has over 23 years combined experience in mortgage banking and risk management technology. As a mortgage banker, he was responsible for loan pricing, execution analysis, trading, loan delivery and investor relations. In 1999, Greg founded Precision Risk Management Systems (PRMS) which provided a robust platform for pipeline risk management and execution analysis. Greg studied aerospace engineering at Louisiana Tech University and graduated with a bachelor degree in finance from the University of Arkansas at Little Rock.

Paula Pedigo joins our team with a varied background in housing, finance, non-profit and small business administration. As a grant writer and manager, she has administered millions of dollars in programs that focused on housing development, homeownership, education and security.

She has developed strategic plans in compliance with federal and state regulations, while focusing on measurable goals and objectives. She has experience with banking programs and the layering of federal, state and local funds for first, second and subsequent mortgages. She has worked with many housing developers and nonprofit agencies.

Paula enjoys working with people and has taught classes on the college level. Additionally, she is a published author on various topics including community development, crime and security, farming and more.

She is a graduate from the University of Louisville and has a Certificate in Community Development from the University of Maryland.

Red Carter worked for national real estate firms for 8 years as a paralegal then underwriter. The firms were for-profit and not-for-profit and vertically integrated as project developers, leasing agents and managers of both commercial and residential real estate.

Beginning in the early 1990s, Red gained experience in the IRC Section 42, Section 202 and historic tax credit arenas. By 2000, she had worked as an originator and/or underwriter for Banc One Capital syndicated funds, Key Community Development Corp and National Affordable Housing Trust.

Since 2001, Red's focus has been on credit, operations and risk management for community bank portfolios of residential, agriculture and commercial lines. This work has included loan underwriting, construction draw & appraisal reviews, initial dual risk rating of previously unrated portfolios, establishing loan review methodology, and conducting portfolio scrubs for technical exceptions and missing documentation. Risk admin experience involved the use of Excel modeling for ALLL migration analysis, loan portfolio data mining and creation of credit application forms.

Red has a BA from Ohio State and MBA from Rollins College. Since her MBA she's attended a number of continuing education courses including Urban Land Institute's Real Estate Finance School and RMA's Farm & Ranch Lending school.
